Building the Plan Before We Build the Project

A successful commercial project starts with the decisions made before work ever begins in the field. At Duncan Properties & Construction, our design-build process brings design and construction together under one team from the beginning, so cost, schedule, constructability, procurement, and the owner's goals are planned as one effort instead of two separate contracts.

Planning With the End Result in Mind

We work alongside owners, architects, engineers, and consultants as a single design-build team, evaluating the project from both a design and a builder's perspective at the same time. Our team develops concepts, reviews drawings and specifications, builds budgets, evaluates construction methods, and identifies issues before they become costly problems in the field.

That early, integrated involvement is the core of design-build. It lets us align design intent with how the building will actually be built, and it creates room for value engineering and cost savings without compromising quality or the owner's vision.

Real Numbers. Practical Solutions.

Our approach to design-build commercial construction is built around transparency and practical decision-making. We use current subcontractor and supplier input, field experience, and detailed project analysis to give owners realistic information about what the project will cost and what it will take to design and build.

As the design develops, we continually evaluate budget, schedule, and constructability, so decisions can be made early, when they have the greatest opportunity to positively impact the project. One team. One plan. One point of accountability.
