Plenty of owners already have an architect they trust and a set they have paid for. That work does not need redoing. What it needs is a builder who reads the documents hard before mobilising rather than discovering the conflicts in the field.

We take the set apart during buyout. Conflicts between disciplines, details that do not build, quantities that do not match the drawings: all of it surfaces as a written question while it is still cheap to answer. Then we hold the schedule, the budget, the trades, and the quality under one roof through to turnover.

Hard bid or negotiated, the job is the same. Your design relationship stays yours.

How it runs

General Contracting, in order

  1. Document review

    We read the set for conflicts and price the drawings as issued, with the questions written down.

  2. Buyout

    Full trade procurement, with scope gaps closed before a subcontract is signed.

  3. Mobilisation

    Site logistics, safety plan, and a schedule the owner and the lender can both work from.

  4. Construction

    One superintendent on the job, weekly reporting, and change orders that arrive before the work does.

  5. Inspections

    Brand, jurisdictional, and lender inspections managed as part of the schedule.

  6. Closeout

    Commissioning, punch, O&M manuals, warranty. Complete, not nearly complete.
